New 93-Metre Office Tower Planned for Limassol

A 24-storey office tower by Interorient Shipmanagement is planned for the Tsiflikoudia area, with the €50 million project expected to house around 600 employees.

A major new office development is being planned in Limassol, with Interorient Shipmanagement preparing to build a 93-metre tower near its existing premises in the Tsiflikoudia area, close to the traffic lights by the new port.

The project, designed by Eraclis Papachristou Architects, will include 24 floors of office space, three underground parking levels, a gym and a cafeteria for use by company staff.

The development is expected to cost around €50 million. Once licensed, construction is estimated to take 34 months.

The proposed building will have a total development area of 10,185.1 square metres, while each of the three underground parking levels will cover 1,634 square metres.

As part of the works, an existing building on the site will be demolished. It currently includes a basement level of 1,716 square metres and a 40-square-metre ground-floor area.

According to the environmental study submitted for the project’s licensing, the design focuses on improving visual and spatial conditions, taking into account the limited size of the plot, its orientation and the remaining building coefficient.

The project also provides for photovoltaic panels to cover 25% of the office development’s energy needs from renewable sources.

The architects also note that shading systems will be integrated according to the building’s orientation, contributing to improved microclimatic conditions and a more complete bioclimatic design for the office spaces.
